We offer two service options, depending on how involved you’d like to be.
1. Tenant Placement (Flat Fee – $500)
This option is ideal if you plan to self-manage after a tenant is placed. The service includes:
- Property photos and rental advertising
- Showings and tenant screening (applications, references, employment and income verification)
- Preparation of the lease and pet agreement (if applicable)
- Move-in inspection with full documentation
- Verification of tenant insurance within the first 30 days
At the end of this process, all documentation is turned over to you. I also remain available for consultation throughout the lease term should questions arise.
2. Full Monthly Management (10% of Gross Rent)
For owners who prefer a hands-off approach, I provide full management for the duration of the lease. For example, on a $2,000/month rental, the management fee would be $200 per month. This includes:
- Monthly rent collection and follow-up on late payments
- Issuance of payment demand notices if required
- Regular property inspections (minimum of 4 annually)
- Maintenance call assessments and basic troubleshooting
